Hello! I’m back to share more info on our new place, specifically the floorplan. The jist of it is that it’s a townhouse with three levels and is one of the inside units (meaning there are windows only on the front and the back walls). This unit was recently well flipped and was finished in a very monochromatic grey palette.
I love to plan out where every piece of furniture would look best before I move, and this one was no different. I mocked up a floorplan with the dimensions that I knew, and I think I got pretty close with what I didn’t know. Part of the reason it was important to create this floorplan (even though I thrive off these kinds of projects so it wasn’t an imposition at all) was that I have acquired some rather heavy furniture in my time and I wanted to make sure that the heaviest things were only getting moved once. By the movers. Not me.
Everything that is light grey in the image above is grey tile, the dark grey is the concrete floor in the basement, and the middle grey is carpet.
One reason we love this space is because it’s open. Above the living room is an open loft area that connects to the office over a short wall/railing. Also in the living room is a great big window over the fireplace. This space provided both an informal eating area as well as a formal dining room, which is excessive for us, so we’re going to turn the formal space near the front door into a library.
While we were house hunting, our ideal set up was either a 3-bedroom home or something with 2-bedrooms and a den/loft/office space. This layout provides us a dedicated guest room as well as a separate office space. We’ve never had a real guest room that wasn’t part office or tv room, but are also never short on visitors (which we love). So, in this house I’m very excited to not have to fold out a couch or blow up a mattress every time friends or family are in town. They even get their own bathroom to boot!
The condition of this house is exciting because with it being a recent flip, there’s nothing that needs to be done, instead we get to do things that we want! And want we do. Keep following along to get a tour and see what we decide to do.
